Opportunity
Presight, an AI company under G42, needed to expand within ADGM due to rapid business growth. Limited office availability from the landlord made it difficult to secure a full floor. They required assistance in identifying viable sub-leasing opportunities that met their operational needs.
Approach
We explored sub-leasing options that aligned with the client’s needs due to limited availability from the landlord. Leveraging our market relationships, we identified a tenant occupying 10 floors who was downsizing and willing to sub-lease space. The head tenant offered the space under existing lease terms without any markup to attract sub-tenants.
Solution
We secured a full-floor sub-lease for the tenant at below-market rental rates until October 2026. There was some risk regarding their tenure after the sub-lease expired. However, we successfully negotiated a 3.5-year lease term, ensuring cost savings and office space stability.
