Opportunity
Hadef & Partners, a well-established law firm, sought a large office space of 1,300 to 1,400 sqm in Abu Dhabi. Despite their industry connections, they struggled to find a suitable location that met their specific size and parking requirements. They needed professional assistance to secure an office within the proximity to their existing premises.
Approach
We were engaged on a non-exclusive basis to assist with the office search. We identified the World Trade Centre, which had available 1,375 sqm CAT A floor plates. After the viewing, the building met their requirements and was conveniently located within 1 km of their current office.
Solution
We negotiated a 10-year lease with ample parking for the tenant. We secured terms at AED 1,700/sqm per year, including a three-month rent-free period. We ensured the rent remained fixed for the entire 10-year term with no escalations.
