Alpha Wave required short-term, furnished office for 150 staff members.
Opportunity
Alpha Wave is a global investment company, needed a temporary office space for 150 employees while their main office was under renovation. They required a high-quality, fully furnished office in the eastern districts of Abu Dhabi. Due to their short-term lease requirement, finding a flexible rental arrangement was difficult.
Approach
We conducted a market study to identify suitable options. Finding a large, fully furnished office within a Grade A building was challenging due to limited supply and the short lease term being less favorable to landlords. A fitted office in Aldar HQ, just 2 km from the tenant’s existing office, was selected.
Solution
We secured a fully furnished office for the client at no extra cost, with the landlord agreeing to a two-year lease and break clauses every six months, subject to financial penalties. The client was highly satisfied with the office’s location in their preferred district and the flexible lease terms. We finalised the agreement at AED 2,150/sqm per year, including a six-month break clause, a fully fitted space, and a fixed rent with no escalations for two years.
